Is your project in a state we serve?
We are opening state by state so every set fits local requirements. Requirements still vary by city and county, so we’ll confirm your jurisdiction within 1 business day of your intake.
- California: accepting orders now. In California we currently take kitchen and bath remodels, garage/ADU conversions and non-structural interior remodels (reviewed manually before we accept them) on conventional wood-frame homes (up to 2 stories plus basement). Small additions are custom quote only. Any structural or seismic item needs a California-licensed professional. We’ll tell you before you pay.
- Texas: accepting orders now. Permit rules vary city by city. Tell us your city (or if you’re outside city limits) and we’ll check its requirements, including any engineering it asks for.
- Florida: accepting orders now. Some projects (structural work, additions, wind or flood zones) may need input from a licensed engineer. We’ll check your city or county’s requirements and tell you before you pay.
- Every other state and DC: we’re not taking projects there yet. Join the waitlist through the state question on the intake form, or email info@aicadservices.com with your state and project type, and we’ll email you when we open there.
Stamps and seals are not offered at launch. If your jurisdiction requires a stamp for your scope, we’ll tell you before you pay so you can use your own licensed professional.

How to mark up your as-builts
Before you send your drawings, mark the changes you want. It takes a few minutes and helps us start right away.
- Use red for every change. Circle, cross out or draw the new item.
- Add a short text note next to each mark saying what to do.
- Number each change (1, 2, 3) and use the same number in its note.
- Keep dimensions visible. Don’t draw over existing sizes, and write the size of anything new.
- Download the marked file and upload it in the form below. The form takes up to 10 MB per file (see the large-file tip below).
Free tools you can use (no account needed):
- PDFs: Sejda web PDF editor. Upload your PDF, click Annotate, then use Draw (red) for freehand, Shapes for boxes and arrows, and Text for notes. The text box may add the words “Type your text” after your note, so delete them. Click Apply changes, then Download.
- PDFs (alternate): Drawboard PDF, free web version (plans). On the sign-in popup, don’t sign up. Click the small link at the bottom, “Or use app without cloud syncing”. Use Free-form > Pen (red), Review > Text or Callout for notes, and Shape > Cloud for revision clouds. Ignore the “upload to cloud” banner. Download with the download icon in the left sidebar.
- Photos or phone: your phone or computer’s built-in Markup or Edit tool.
To shrink a large file: scan at standard resolution (about 150 to 200 dpi), send only the pages with changes, and choose “Medium” or “Large” when your phone asks the photo size.
File over 10 MB? Paste a share link in the form’s optional “Large-file link” field (from Google Drive, Dropbox or similar, set to “anyone with the link can view”), or email info@aicadservices.com. Please don’t upload IDs, bank documents or other personal papers.
These tools are separate services with their own privacy policies and free limits, which may change (Sejda’s free plan, for example, limits the number of tasks per hour and deletes files after 2 hours), so check each tool’s site. We don’t control them. Approval is always decided by your building department. Marking up your drawings doesn’t guarantee approval.

Need a later round back fast? Add rush for 30% more ($30 kitchen/bath, $45 interior, $60 garage/ADU, $75 addition) and we aim to turn it around within 48 hours.
Small mistake in your measurements? A minor correction to information you gave us (like a wrong dimension or a missing detail that needs a redraw) is a flat $49 kitchen/bath ($79 interior, $99 garage/ADU, $129 addition; California additions: custom quote), as long as it doesn’t change the scope. Bigger changes are quoted first.

Plan check often has more than one round. Cities often send more than one comment letter. That is normal. We tell you the price now so it is never a surprise later.

Until-Approved Cover does not guarantee approval; approval is always up to your building department. Design changes and new engineering are quoted separately. Bundles are fully refundable within 14 days of purchase if no round has been used; after that, or once any round has started, they’re non-refundable unless we can’t deliver. The Until-Approved Cover can’t be refunded once a round has started.
You will never be charged for a revision without your approval of the written price first.

How it works: 5 steps, 100% online
- Check your state and choose a package. Tell us the address and project type. We confirm we can serve your jurisdiction.
- Send your input. Upload as-builts or sketches, photos and measurements using our free Measurement Kit. Phone-scan exports (PDF/DXF) are welcome too.
- Verify your dimensions. You confirm the measurements are accurate and e-sign. Good input is the single biggest factor in a fast, clean set.
- Approve the existing-conditions draft. Within 1 business day we send an existing floor plan. You reply YES, and we lock the geometry and draft the full set.
- Get your permit set. We deliver PDFs ready for you to submit (CAD/Revit files on request). Your first plan-check comment letter on the same scope is answered free (send it within 90 days of delivery, or 30 days after you get the letter, whichever is later, up to 180 days). If the city sends another letter, each later round is a flat price, and you approve it before we start.

Frequently asked questions
Do you guarantee my permit will be approved?
No. No drafter, architect or engineer can guarantee approval. Approval is up to your local building department. We prepare the set to the scope you give us and to the requirements we identify for your jurisdiction, and your first plan-check comment letter on that same scope is answered free. Cities often send more than one letter; later rounds are a flat price you approve first.
Are your plans stamped?
No. We don’t offer stamps or seals at launch in any state we serve. Many residential remodels don’t need a stamp, but some jurisdictions or scopes (structural changes, additions) do. If your project needs a stamp, we’ll tell you before you pay, and you’ll need your own licensed professional.
What counts as a round?
Everything in one comment letter from your building department, no matter how many items or emails.
What’s free no matter what?
Anything the city flags that is a mistake in our drawings. Your first comment letter on the same scope and one pre-submission review of your draft are also included.
What costs extra?
A second or later comment letter (flat fee: $99 kitchen/bath, $149 interior, $199 garage/ADU, $249 addition; California additions are custom quote), or a change to your design: new layout, bigger size, added structural work. We quote design changes in writing before we start. You approve before anything is charged.
Can I get a later round back faster?
Yes. Add rush to any extra round for 30% of its price: +$30 kitchen/bath, +$45 interior, +$60 garage/ADU, +$75 addition (California additions: custom quote). We aim to finish a rush round within 48 hours of getting the complete comment letter.
What if something I sent was wrong?
If a small fix is needed because of information you gave us, like a wrong dimension or a missing detail that needs a redraw, it’s a flat $49 kitchen/bath, $79 interior, $99 garage/ADU or $129 addition (California additions: custom quote), as long as it doesn’t change the scope. How long do I have to send the comment letter?
90 days from delivery, or 30 days after you receive your first comment letter, whichever is later, up to 180 days from delivery. Each round takes 3 to 5 business days.
How fast is it really?
Kitchen/bath sets are typically 5 to 7 business days, and larger scopes take longer (see Packages). The clock starts once your intake is complete, your dimensions are verified and payment is received. Rush delivery is available for an added fee.
What do I need to send?
As-builts or a sketch, photos of every wall, and key measurements, all listed in our free Measurement Kit. Phone-scan app exports are welcome, but we still ask for a few tape-measured check dimensions.
Who prepares the drawings?
AICAD’s production team drafts every set in Revit (2D, plus 3D on request), with a QA review before delivery.
Do you submit the permit for me?
No. We deliver the set, and you (or your contractor) submit it to the building department.
Which states do you serve?
