Version: terms_v0.5_2026-10 · Effective date: October 2026
The short version
- We prepare residential renovation permit drawings from the measurements, photos and information you give us and verify.
- We don’t guarantee permit approval. Only your local building department decides.
- We don’t offer stamps or seals right now in any state we serve.
- Garage & Shed Permit Plans (new detached garage, shed or similar structure) are a separate fixed-price service, Basic $399 or Standard $599, the same in California, Texas and Florida. Turnaround is 5 to 7 business days after validation, and one revision is included. See the Garage & Shed Permit Plans section below.
- Every package includes free fixes for our mistakes, one pre-submission draft review, and a response to your first plan-check comment letter (Round 1) on the same scope. Cities often send more than one letter; later rounds are a flat price per round, shown below, and you approve it in writing first.
- Turnaround is counted in business days and starts once your intake is complete, your dimensions are verified and your payment is received.
The full terms are below. By checking “I agree” on our intake form, you accept the version of these terms shown on that form. How we handle your information is explained in our Privacy Notice.
Terms of Service
1. Who we are
AICAD Services (“AICAD,” “we,” “us”) provides residential drafting and permit plan-set preparation online at aicadservices.com. Contact us at info@aicadservices.com. “You” means the person or business placing the order.
2. What we do, and what we don’t do
We do:
- Prepare drawings for residential renovation projects, and permit plans for new detached garages and sheds, based on information you provide.
- Review your intake and confirm which building department will review your project, usually within 1 business day.
- Send you an existing-conditions draft to check before we prepare the full set.
We don’t:
- Guarantee that any permit will be approved, issued, or issued by a certain date. Approval is solely up to your local building department (the “authority having jurisdiction”).
- Provide stamps or seals. We don’t currently offer stamping or sealing by a licensed architect or engineer in California, Texas or Florida. If your jurisdiction or scope requires stamped or sealed plans, you’ll need your own licensed professional. If we identify this during our review, we’ll tell you before you pay.
- Provide structural engineering, energy compliance reports, surveys, or soils or geotechnical reports.
- File or expedite permits, get HOA or other private approvals, act as your contractor, supervise construction, or visit the site.
Our services are drafting services. They are not architectural or engineering services.
Where we work. We currently accept projects only in California, Texas and Florida. Projects in other states go on our waitlist.
- California: we take projects on conventional wood-frame single-family homes (up to two stories plus a basement): kitchen and bath remodels, garage/ADU conversions and non-structural interior work. Small additions are custom quote only. Any structural or seismic item must be designed by, or coordinated with, a California-licensed professional, and a building official can require a licensed professional for other reasons.
- Texas and Florida: some jurisdictions or scopes (for example windstorm, foundation, flood-zone or high-wind work) may require an engineer’s involvement.
If your project needs a licensed professional we can’t provide, we’ll tell you and either limit our scope or decline the project.
3. Your responsibilities
You agree that:
- You verify your information. All measurements, dimensions, photos, sketches, as-builts, lot and property-line information, existing-condition descriptions and scope details you send us (“Client Information”) are accurate and complete, and you checked them before submitting. You confirm this when you e-sign your intake.
- We rely on your information. We draft from Client Information without visiting or measuring the site. We are not responsible for errors, omissions, delays, rework, plan-check rejections, construction problems or costs that result from inaccurate or incomplete Client Information.
- You review the drawings. You’ll review the existing-conditions draft and every drawing we deliver, and tell us about any errors before you submit to the building department or start work.
- You handle the site and the permit. You’re responsible for identifying hidden conditions (such as concealed structure, utilities or hazardous materials), getting HOA and other private approvals, submitting the permit application, paying building-department fees, and building according to the approved plans and applicable codes.
- You have permission. You have the right to share the files and information you upload, and the property owner’s permission to obtain drawings for the property.
4. Orders, prices and turnaround
Prices. Package prices are listed on our Packages page as “from” prices. Current starting prices:
| Package | Starting price | Typical turnaround |
|---|---|---|
| Kitchen / Bath Remodel | from $595 | 5 to 7 business days |
| Interior Remodel (multi-room) | from $895 | 7 to 10 business days |
| Garage / ADU Conversion | from $1,195 | 7 to 10 business days |
| Small Addition | from $1,495 (Texas and Florida); California: custom quote | 10 to 14 business days |
Garage & Shed Permit Plans have their own fixed prices (Basic $399, Standard $599) shown in the Garage & Shed Permit Plans section below; the table above covers the renovation packages only. Projects larger than a package’s scope limit (shown on the Packages page) are quoted in writing. Extra comment rounds, rush revisions, minor corrections to Client Information and the optional revision bundles have the flat prices shown in the Revision Policy. Other add-ons and extras (such as rush delivery of your original permit set, structural engineering, energy compliance documentation, 3D views and editable CAD/Revit files) are quoted in writing before any work on them starts. Prices may change, but the price confirmed for your order applies to your order.
Turnaround. Turnaround is counted in business days (Monday to Friday, excluding US federal holidays). The clock starts only when all three are true: (1) your intake is complete, (2) you’ve verified and e-signed your dimensions, and (3) we’ve received payment. The clock pauses while we’re waiting on you, for example for your approval of the existing-conditions draft or for missing information. Turnaround times are targets, not guarantees, and they never include building-department review time.
Our right to decline. We may decline any project before drafting starts. If we do, you won’t be charged, or you’ll get a full refund if you’ve already paid.
5. Existing-conditions check (“geometry lock”)
Before full drafting, we send you a drawing of the existing conditions based on your Client Information. When you reply “YES” in writing, the existing geometry is locked and we draft the full set. Changes to existing conditions after that point that come from errors in Client Information are billed as extras (see the Revision Policy).
6. Payment
Payments are processed by Stripe. For every order, we email you a secure payment link after we review your intake. We don’t see or store your full card number. Optional revision bundles chosen at checkout are paid with your order. Extra comment rounds, rush revisions and minor Client Information corrections are billed at their flat price after you approve it in writing. Add-ons and extras that are quoted are billed separately.
7. Delivery and your right to use the drawings
We deliver your permit set as PDF files (plus CAD/Revit files if you ordered them). Once your order is paid in full, you get a non-exclusive license to use the drawings for one project at the address on your order. AICAD keeps the copyright in the drawings. We will not show your name, address or other identifying information in our portfolio or marketing without your written consent.
8. Sample materials
Any sample drawings on our website are fictional, for illustration only, and not for construction or permit submission.
9. Limitation of liability
To the maximum extent permitted by law, AICAD’s total liability for any claim related to a project is limited to the amount you paid AICAD for that project, and AICAD isn’t liable for indirect, incidental or consequential damages (including construction delays, lost profits, building-department fees or rework costs). Some places don’t allow these limits, so they may not apply to you in full.
10. Communications and e-signature
We communicate by email from info@aicadservices.com. Notices we send are effective when sent to the email address you gave us. You agree that checking the boxes and signing (or typing your name) on our intake form is your electronic signature.
11. Your files and data
We store the files and project information you send us so we can do the work. We use third-party tools (such as our intake form provider, cloud storage and Stripe for payments). Your files are processed by our drafting team, including team members outside the United States who work under written confidentiality agreements. See our Privacy Notice for details.
12. Changes to these terms
We may update these terms. The version you accepted when you submitted your intake (recorded with your order) applies to that order.
13. Questions and problems
If you have a problem with your order, please email info@aicadservices.com first so we can try to resolve it.
Garage & Shed Permit Plans
This section applies to our Garage & Shed Permit Plans service: permit-oriented plan sets for a new detached garage, shed, carport or similar accessory structure in California, Texas or Florida. Converting an existing garage into living space is not part of this service; it is our Garage / ADU Conversion renovation package. All of the Terms of Service above apply to Garage & Shed Permit Plans, except where this section says otherwise. In a conflict, this section controls for Garage & Shed orders.
G1. Packages and prices
Garage & Shed Permit Plans are sold at two fixed prices. The prices are the same in California, Texas and Florida.
| Package | Price | Turnaround |
|---|---|---|
| Basic | $399 | 5 to 7 business days after validation |
| Standard | $599 | 5 to 7 business days after validation |
Basic is an essential permit-oriented plan set for a straightforward detached garage or shed. Standard is an expanded plan set with additional detail sheets. The exact list of sheets depends on your structure and on what your jurisdiction asks for. Prices may change, but the price confirmed for your order applies to your order.
G2. Validation and turnaround
Turnaround is counted in business days (Monday to Friday, excluding US federal holidays). “Validation” means all of the following are complete: (1) your intake, including your dimensions and, if you have one, your kit or specification sheet; (2) your verification and e-signature of the dimensions; and (3) our review of your materials and confirmation of your jurisdiction. The 5 to 7 business days start once validation is complete, you have confirmed the layout we send you, and we have received your payment. The clock pauses while we are waiting on you, for example for missing information or for your confirmation of the layout. Turnaround times are targets, not guarantees, and they never include building-department review time.
G3. Requirements vary by jurisdiction
Whether a detached garage or shed needs a permit, and what the plan set must show, depends on its size, use and location and on your city or county’s current rules. Requirements vary by city and county. We confirm your jurisdiction within 1 business day of submission. Some jurisdictions may require an engineered foundation, wind or seismic details, or a professional stamp for new detached structures. If we identify this during our review, we’ll tell you before you pay, so you can use your own licensed professional. We may decline a project before drafting starts, as described in section 4.
G4. Your measurements and kit sheet
You are responsible for the accuracy of everything you send us for a Garage & Shed order, including your dimensions, your kit or specification sheet (and confirming that it matches the structure you plan to build), your foundation type, and any distances to property lines and information about utilities. This is part of the “Client Information” described in section 3. We draft from that information, without visiting or measuring the site, and we are not responsible for errors, delays, rework, plan-check rejections or costs that result from inaccurate or incomplete Client Information. You’ll review the layout we send and confirm it before we complete the full set.
G5. Payment
After we review your intake and confirm your jurisdiction, we email you a secure Stripe payment link. We don’t start drafting until we have received payment.
G6. One revision included
Each Garage & Shed order includes one revision for comments from your building department on the same scope that you confirmed when you approved the layout. Additional revisions, and any change of scope, are quoted in writing before any work starts, and we don’t start until you approve the written price. Major redesigns after the layout is confirmed are a change of scope.
G7. No guarantee of approval and no stamp
We don’t guarantee that any permit will be approved, issued, or issued by a certain date. Approval is solely up to your local building department. We don’t provide stamps or seals, and we don’t provide structural engineering. Our services are drafting services. They are not architectural or engineering services.
G8. Not included
- Professional stamp or sealed engineering
- Survey or site measurements
- Soils or geotechnical reports
- City, county or other permit fees
- HOA or other private approvals
- Filing or expediting your permit
Revision Policy
The flat per-round prices, bundles and rules in this Revision Policy apply to the renovation packages. Garage & Shed Permit Plans have their own revision terms in the Garage & Shed Permit Plans section above.
Building departments often send more than one comment letter before they approve a permit. That’s normal, so we tell you up front what’s included and what any later round costs.
What counts as a round
A round is one comment letter from your building department on the same scope we drafted. It includes everything in that letter, however many items it lists and however many emails it arrives in. A single email is not a round. If a reviewer adds new comments on the same scope, they count as normal comments in that round, unless they need new engineering (see “Quoted in writing” below).
“Same scope” means the project described at intake and locked at the existing-conditions check, with no change to layout or size.
Included free with every package
- Fixes for our mistakes, with no cap. If something needs fixing because of an AICAD drafting error (not Client Information), we fix it at no charge, every time. These fixes never use up a round.
- One pre-submission draft review. Before you submit, you can review the draft set and tell us anything that doesn’t match what you sent us.
- Round 1. We respond to every comment in your first plan-check comment letter on the same scope.
Revision window
Send us the complete comment letter within 90 days of our delivery of your permit set, or 30 days after you receive your first comment letter, whichever is later. The window never runs past 180 days from delivery. Requests after the window closes are quoted in writing.
We aim to complete each round within 3 to 5 business days after we receive the complete comment letter.
Later rounds: flat price per round
If your building department sends a second or later comment letter on the same scope, each round is a flat price:
| Package | Price per extra round |
|---|---|
| Kitchen / Bath Remodel | $99 |
| Interior Remodel (multi-room) | $149 |
| Garage / ADU Conversion | $199 |
| Small Addition | $249 (Texas and Florida); California: custom quote |
No hourly billing. We confirm the round and its price with you in writing before we start, and you will never be charged for a revision without your approval of the written price first.
Rush revision (optional)
Need a later round back faster? Add rush to any extra (paid) round for 30% of that round’s flat price. We aim to complete a rush round within 48 hours of receiving the complete comment letter. This is a target, not a guarantee, and it doesn’t include building-department review time.
| Package | Rush add-on per extra round | Extra round with rush (total) |
|---|---|---|
| Kitchen / Bath Remodel | +$30 | $129 |
| Interior Remodel (multi-room) | +$45 | $194 |
| Garage / ADU Conversion | +$60 | $259 |
| Small Addition | +$75 (Texas and Florida); California: custom quote | $324 (Texas and Florida); California: custom quote |
Small corrections to your information: flat price
If a small correction is needed because of Client Information you gave us (for example, a wrong dimension or a missing detail that requires a redraw), minor corrections that do not change the scope have a flat price:
| Package | Minor correction (flat) |
|---|---|
| Kitchen / Bath Remodel | $49 |
| Interior Remodel (multi-room) | $79 |
| Garage / ADU Conversion | $99 |
| Small Addition | $129 (Texas and Florida); California: custom quote |
Larger corrections, or any correction that changes the scope, are quoted in writing first (see below). As with every revision, we confirm the price with you in writing before we start.
Optional bundles (offered at checkout)
| Package | “Two More Rounds” | “Until-Approved Cover” |
|---|---|---|
| Kitchen / Bath Remodel | $169 | $199 |
| Interior Remodel (multi-room) | $249 | $299 |
| Garage / ADU Conversion | $339 | $399 |
| Small Addition | $419 (Texas and Florida); California: custom quote | $499 (Texas and Florida); California: custom quote |
- Two More Rounds: a pre-paid pack of two extra comment rounds on the same scope, used within the revision window.
- Until-Approved Cover: unlimited comment rounds on the same scope for 12 months from delivery, or until your permit is approved if that comes first. Scope changes, new engineering and the other items below are still quoted. This cover does not guarantee approval. Approval is always up to your building department.
- Bundle refunds: a bundle is refundable in full within 14 days of purchase if no round has been used. After 14 days, or once any round has started, it is non-refundable, except if AICAD cannot deliver it. The Until-Approved Cover cannot be refunded once a round has started. See the Refund Policy.
Quoted in writing before any work starts
These are never covered by Round 1, a flat-fee round or a bundle. We send you a written quote first, and nothing starts until you approve it:
- Scope changes, such as a new layout, added square footage, or a change of project type (for example, an interior remodel becoming an addition).
- New structural work, or any new calculations or engineering.
- Changes after a stamp or seal has been applied to the drawings (for example, by your own licensed professional).
- Outside work, such as energy compliance documentation, structural engineering, a survey or soils report, including comments that can only be answered with that work.
- Corrections caused by Client Information that was inaccurate, incomplete or late (for example wrong dimensions, missed walls or windows, or undisclosed conditions), unless it’s a minor correction that doesn’t change the scope, which has the flat price shown above.
- Preference or cosmetic changes the building department didn’t ask for (after the pre-submission draft review).
- Any request after the revision window has closed (Until-Approved Cover holders: after the cover’s 12 months).
Refund Policy
This Refund Policy also applies to Garage & Shed Permit Plans. For those orders, “package price” means the Basic or Standard price you paid, and the rows about optional bundles don’t apply.
| When | Refund |
|---|---|
| We decline your project after review, before drafting starts | 100% of anything you paid |
| You cancel before we deliver the existing-conditions draft | 100% minus payment processing fees |
| You cancel after the existing-conditions draft, before the full set is delivered | 50% of the package price |
| After the full permit set is delivered | No refund. The work has been delivered. Plan-check comment letters are handled under the Revision Policy. |
| We miss a rush delivery target for reasons not caused by you | The rush fee is refunded |
| Optional bundle (“Two More Rounds” or “Until-Approved Cover”), within 14 days of purchase and no round has been used | 100% of the bundle price |
| Optional bundle, after 14 days of purchase or once any round has started | No refund, except if AICAD cannot deliver the bundle. The Until-Approved Cover cannot be refunded once a round has started. |
| Plan-check comments, rejection or permit denial | Not a reason for a refund by itself, because approval is up to the building department. Round 1 is included, AICAD drafting errors are fixed free, and later rounds are handled under the Revision Policy. |
How to request a refund: email info@aicadservices.com with your order number and the reason. Approved refunds go back to your original payment method within 10 business days of approval. Your bank or card issuer may take a few more days to show it.
